Even though he employed a competent, professional management company, he found that every time he was able to visit his properties, certain standards were not being met. For whatever reason, a change in on-site personnel, a change in the management company's area supervisors, complacency - whatever the cause - set standards were not being consistently followed. He realized that his "investment" was really a living, breathing business that needed constant review to ensure that operating procedures were being followed. Although an on-site visit and discussions with the appropriate personnel could only reveal the adherence to many of the operating standards that had been set, at least a periodic "drive by and visit to the manager's office" could reveal how a prospective new resident would view the property. That alone could explain the results of leasing (or lack thereof) and to a certain extent, the property's resident renewals. From this thinking, came a "Site Inspection Report", customized for each of his properties that, independently done and unannounced, reviewed the property for adherence to set standards. Photos would indeed be "worth a thousand words". The result? The owner could "visit" his properties by reviewing the Site Inspection Report from the convenience of his office and his management company (which also received the reports) could quickly correct the items that were deficient.
