INSTRUCTIONS GIVEN TO OUR INSPECTORS

- You are a disinterested 3rd party, not management, not owner. Observe only.
- Inspections are to be performed unannounced.
- Do not make judgments. Inspections are to be completely objective.
- Do not make suggestions for remedies or improvements. That is the job of the owner or owner's management company.
- Verify observations with photos.
- Do not refer to last month's report. Go in "blind" and report what is there each month. If it is a repeat, so be it.
- Don't be personal about personnel. Observe only.
- Vary time of day, vary day of week, vary time of month.
- Be thorough. Guard against being picky.
- Be courteous, but don't try to make friends.
- Be consistent.
- Complete report fully, submit promptly.
