SITE INSPECTION REVIEWS

We recommend a multiple site review program because it encourages consistent adherence to standards established in the inspection checklist. If the checklist is given to the on-site personnel in advance to make them aware of what the inspector will be reviewing (but does not indicate when the visit will take place), they will be much more motivated to immediately correct any deficiencies and to continue to maintain the property owner's expected standards in the future.

VACANT UNIT INSPECTIONS
|
We physically inspect all of the vacant units as indicated from either a list given to us by the owner or by the on-site manager. This accomplishes two things:
- Verifies accuracy of actual vacancies
- Verifies accuracy of the condition of the vacant units
|

By using a customized "Vacant Condition Report" an independent, objective inspection can reveal if the "rent ready" vacancies are consistent with the owner's expectations. Or if no rent ready vacancies are found, it could be an explanation why leasing is slow. Also, photos of any "model" or "mini-model" units can document if those standards are consistent with the owner's expectations (and as a secondary result, prevent items in the model unit from slowly "disappearing").

DUE DILIGENCE

We can perform the following due diligence for a property acquisition.

By using a customized form, we can independently document the condition of every unit, by physically walking each unit.
|
|
|
We can perform a limited lease audit that compares the Rent Roll to the lease. We compare the two documents and note any discrepancies.
|
RENT SURVEYS
|
Owners can receive independent information about competing properties to evaluate their property's position as to market rents, cancellations, specials and occupancy.
